The single most common question I get from homeowners planning a boiler swap is "which type do I actually need?" Marketing brochures will tell you a combi does everything. In reality the right answer depends on your bathrooms, your water pressure and how many people shower before 8am.
The three types in one line each
- Combi — heats water on demand, no cylinder, no tank. Wall-hung.
- System — feeds a hot-water cylinder from the mains; no loft tank.
- Regular (heat-only / conventional) — needs a cylinder AND a cold-water tank in the loft.
Combi boilers — the default for most UK homes

Combi works if: you have one bathroom, 1–3 people, and mains cold pressure above 1.5 bar. Combi struggles when: two showers run at once, you have a bath and shower running simultaneously, or your incoming main is a 15mm lead pipe delivering weak pressure.

System boilers — the underrated middle ground
System boilers store hot water in an unvented cylinder (usually airing-cupboard sized). That means every tap in the house gets mains-pressure hot water at the same time. If you have two bathrooms and a family of four, this is almost always the right answer.
Downside: cylinder recovery — if the tank is drained by three back-to-back showers, you wait 25–40 minutes for it to reheat. Upside: they pair beautifully with future solar PV or a heat pump.

Regular (heat-only) — mostly a like-for-like replacement
If you already have a loft tank and cylinder and don't want the plaster damage of a full re-pipe, a regular boiler is the least-disruptive swap. It's the right choice for large Victorian houses on gravity-fed systems, homes with weak mains pressure, or properties where you want the redundancy of a header tank (useful in rural areas with occasional mains supply cuts).
